Zoning Board Approves Basement Application

The Livingston Zoning Board, at a special meeting on Tuesday, August 8, approved an amended site plan by 50 E. Mt. Pleasant Ave. Associates LLC to construct a storage-only basement as part of the property’s two-story addition.

Originally, the Board memorialduring ized 50 E. Mt. Pleasant Ave. Associates LLC’s site plan on August 23, 2022, granting three variances for parking spaces, parking lot side yard setbacks, and a floor area ratio.

According to architect witness Lance Blake, while analyzing the site for foundation methodologies, the builders realized they had to excavate further to establish on-site foundations. This basement addition, he explained, made sense from a storage and mechanical perspective. It would still connect to the existing basement without drastically affecting the property. He also assured the Board that it would not be used for office space and comply with all building codes.

Engineer Michael Lanzafama and Sterling Properties owner Steven Katz verified Blake’s statement in their respective testimonies. Lanzafama analyzed 50 East Mt. Pleasant Avenue’s drainage plans and told the Board that they will provide an exterior exit from the basement for fire safety purposes, but otherwise stay within perimeters.

Katz assured the Board that the basement will include a de-restriction, if requested. He also said that if any mechanical equipment is placed in the basement, he will ask for the Board’s permission, too.
